FACT

I can only use VA entitlement once. Not only can you reuse your VA benefits, you can even have multiple VA loans at once!
VA loans take too long! A seller will never pick my offer. Fairway Independent Mortgage Corporation can process and close your loan in as little as 21 business days!
If I'm deployed or on a remote tour, I won't be able to purchase a home for me or my family. If your spouse occupies the home, you may purchase a primary residence while still serving overseas.

Can I close my home loan in my home town?  

Absolutely

 

How do all those documents get to my local title company?

should I speak to a lender before looking for a home?

Definitely! Getting pre-approved is practically a must these days. First, it will let you know how much of a home you can afford. Second, having a strong lender, that has taken you through the loan process as far as you can go, is a great bargaining chip when negotiating on a new home. 

 

I’ve already applied to another lender for my home loan. Do I have to stay with them? 

No you don’t.  You can change your mind, and decide who you want to close your loan.  The transfer of your loan is an easy process.

 

Can I use the VA Loan Program for a rental property purchase?      

No. It must be a property you are going to reside in. But that doesn't mean you can't buy a new home and rent out an existing home that has a VA loan on it.  

 

I am a widow of a veteran, can I qualify?          

Yes you can.  Limitations apply.

 

I hate to fill out forms online.  Can I talk to someone in person?      

Sure, just call us!

 

How will I know what the prospective home is worth?  

Your Realtor will give you a comparative market analysis of the home based on the other homes in the neighborhood but an appraisal will also be done by a licensed appraiser.

 

 

DO I QUALIFY?

It's simple, if you fall under the following criteria then you are eligible to qualify for a VA Loan:

  • Active Duty Service Members
  • Veterans
  • National Guard
  • Reserves
  • Surviving Spouses

VA Home Loans can be used to:

  • Buy a home, or a condominium unit in a VA approved project
  • Build a home
  • Simultaneously purchase and improve a home
  • Improve a home by installing energy-related features, or making energy efficient improvements
  • Buy a manufactured home and/or lot
